Buying process - 5 simple steps


The first thing you need to do is get a NIE number, if you don't already have one. The NIE, or Número de Identificación de Extranjeros, means that you are registered with the Spanish tax authorities. If you're not sure how to get your NIE, we'll help you.

If you need help with financing, we work closely with some of the largest banks in Spain.


Once you have found a property that interests you, we will help you with the viewing. If you like what you see, a negotiation takes place and the buyer and seller agree on a selling price.


The next step is a reservation contract. This contract is binding, and a deposit of €6,000 is paid upon signing. The property is then taken off the market for a reservation period of 8-14 days.

Your lawyer will contact the seller's representative and obtain all documentation about the property.This is done to check that all permits are in place. It is important to check that there are no outstanding loans, taxes or other charges on the property.

Once your lawyer has approved all the documentation, a purchase contract should be signed. Upon signing, the buyer usually pays 10% of the sale price.

Before you receive your keys, the title deed must be registered and the final payment must be made to the notary.


Once the deed has been signed, the property is registered with the authorities. You also have to inform the suppliers of electricity, telephone, water, etc. of the change of ownership.

Documentation & information

Once the sales contract has been concluded, you provide us with your and your lawyer's documentation and information about your property. We can help you get all the documentation if for some reason you don't have it.

Valuation, photography & marketing

We will visit your property and make a valuation based on previous sales in the area. We photograph your home and ensure that all photos are of the highest quality.

Your home is then published on our website, in social media and on all our property portals so that other estate agents on the Costa del Sol can also see your home and present it to their clients.


We contact all potential buyers in our network and show your home to those who are interested.

Physical viewings on site if possible, otherwise we conduct online viewings if the client is unable to visit the Costa del Sol and your property.


The next step is to sign a legally binding reservation contract. When the buyer signs the contract, they pay a deposit of €6,000 and the property is taken off the market for a period of 8-14 days.

Your lawyer will be contacted by the buyer's legal representative for all documentation for the property.

Once your lawyer has approved all the documentation, a purchase contract can be signed. Upon signing, the buyer pays 10% of the total sale price.

Registration & payment

The last step is to register the deed with the notary. Final payment is made and the new owner is given the keys to the property.
